Duplex home consists of two attached dwellings on a single allotment of land, which can be subdivided as either Torrens or Strata title (subject to council approval).

Brief and budget

The first step is establishing your needs for your duplex. Stonegate representative will help you with this important first step and together you will look at a range of factors in preparing your brief including: zone, size and orientation of your lot; the way your land; the size of the duplex; including the number of rooms; on-site parking requirements; the size of the duplex; number of rooms; quality of inclusions; Having a well-prepared brief will help your Stonegate representative assess your duplex requirements against the requirements of your local Council for duplex construction.

The Development Application Process

For a development application, Stonegate will prepare a full set of architectural plans and the following reports:

  • Site analysis report
  • Statement of environmental effects
  • Shadow diagrams
  • Concept landscape plans
  • Stormwater drainage design
  • Waste management report
  • External colours and materials schedule
  • BASIX report

Design and Pricing

The next step will be the preparation of a preliminary design. Stonegate architect will prepare a suitable concept design based on your ideal outcomes and the site inspection report. Then tender will be prepared based on the design and other information available at the time.

Your Duplex Tender

On completion of the tender your Stonegate representative will arrange to meet with you to review the concept design and the tender inclusions and pricing. Once you agree, Stonegate will prepare the building contract based on the HIA standard contract. After you have reviewed and signed the contract, we will begin preparation of the development application submission. Should Council require additional information during their assessment of the application Stonegate will endeavour to provide the requested information and deal with any Council queries.
